First time around

Pros:
The building is so close to the A/C/E on 8/42 and other trains too. It's close to great restaurants, clubs, bars, Broadway, Central Park, and etc. The location and its accessibility to transit makes it an attractive housing option.
Cons:
The water pressure is weak. The building is old. It's next to Time Square. It's loud all the time. Lower-level apartments may not receive direct sunlight.

avoid TMS management

Good price for the apartment (when I lived there) Laundry in building Location is close to all the subways, so super accessible
Cons:
The management company (TMS) is pretty tough to deal with—you have to really harass them to get basic stuff done. Noise travels through the units. The units themselves are in okay condition, but the building is old and you may be impacted by that (e.g., there was a leak through the walls to the ceiling of our downstairs neighbor and they constantly were trying to fix it through our apartment—after months they finally realized they had to fix the building's pipes, not our shower or toilet or tiling). We had construction going on next door to us while we lived there and dealt with a lot of roaches in that time, unfortunately, but i think that's par the course for construction in nyc, so don't necessarily fault the building

Be nice when your tenants call you on the phone

The basics, but not much else

Thin walls, bare minimum maintenance, will not hesitate to hike your rent up when it comes time to renew your lease
Advice to owner:
Don't be so quick to raise rents and flip from tenant to tenant. Have a little compassion for the community

-paper thin walls that I can hear my neighbor‘a moaning all night especially the girl from apt 44 -homeless guys around all the time - homeless shelter outside my window who is noisy even facing the back of street

Pros:
Live in super is great, works really hard to keep the building clean and you can tell. Friendly neighbors. Responsive management.
Cons:
Noisy street, lots of street noise and loud trucks particularly at night. Lots of unhoused people living on the street who scream and yell at night. 44th and 8th SW corner entrance to port authority bus terminal station always nasty - human waste, clothes, random pill casings.

Pros:
Live-in super was awesome. He helped us several times on short notice and he kept the building clean. Landlord was responsive and helpful during Covid. Laundry room kept clean. Very close to subway.
Cons:
Lot of nuts on the block acting crazy, but this is NYC so that's expected. 9th ave is nice and head east and you';re in time square.
Advice to owner:
Install a key fob.
