Could be worse but would not recommend

Pros:
- Good sound isolation from neighbors - Price per square footage is good value - Close to subway station (A/C/E) - Laundry room is reliable
Cons:
- Very noisy PTAC units that leak air from outside and racks up a huge utility bill. Building has a very low energy efficiency score. - Maintenance in general seems low quality and a bit sketchy. PTAC is leaky, roof had a leak, bathroom paint peeling - Lost a few packages - Very busy neighborhood with lots of tourists - Listing included amenities which were not part of unit (e.g. listed dishwasher but had no dishwasher)

One of the best management teams you can find. Staff is professional and responsive. The super lives in the building, and his team will address any needs promptly and efficiently. The building is clean and well-maintained.
Cons:
The location is crowded and can be noisy, mostly because of tourists.

Pros:
Apartments are very large in terms of square footage for the neighborhood, which makes it great for working from home. There is plenty of closet space, a large window for natural light, updated kitchen appliances, a relatively modern bathroom (glass shower door as opposed to a curtain rod), and a built-in heating/air conditioning unit. Management is very responsive and comes in a timely manner when there are issues. Very convenient Hell's Kitchen location and rent stabilized building with only minor cost increases year over year are probably the biggest pluses.
Cons:
Persistent roach problem despite exhaustive efforts to remediate, although management is communicative and arranges for exterminator services once a month or even more frequently if needed. No overhead lighting so apartment can feel dark at times during the winter months. Bathroom flooded twice due to plumbing backed up from floors above, but super/maintenance team responded extremely quickly to fix it/clean up and no long term damage was done. Carpet in hallways can look dirty at times.
Advice to owner:
Resolve the roach issues once and for all. Install overhead lighting. Replace carpet in hallways to a cleaner material.

Pros:
There are two elevators. The display that tells you where the elevator is is on every floor, not just the lobby! Generally well maintained. When something breaks in the common area, I usually notice it fixed within a few days. This includes doorknobs, mailbox labels, door locks, etc. Heat and AC units are included and are serviced twice a year.
Cons:
Occasionally I see small cockroaches

Amazing First NYC Rental Experience!

Pros:
Fast elevators, new appliances, gorgeous bathrooms, really nice doormen, no pests, ac/heater in apartment
Cons:
Location can be a little barren without theaters open, trash room sometimes closed but not a big deal, sometimes hard to get ahold of managment
Advice to owner:
Honestly it’s been a great place! I couldn’t really ask for more. Most of the cons are out of your hands.

Newly renovated building, safe mail room, nice doormen, fast elevators, gorgeous high floor views, mix of neighbors, hells kitchen convenience
Cons:
Laundry rooms a bit dirty and i don't love the carpeted halls. Saw a mouse on move in day but never again. Heating doesn't properly circulate in both bedrooms so we use a space heater for one

Clean the laundry room a bit more
