the lobby looked nice and was clean, plus having a 24 hour doorman is great.
Never really had a pest issue -- like 1 or 2 roaches a year, and most of the time they were already dead.
Neighborhood is super convenient for restaurants, bars, Target, Times Square/Broadway, and a lot of subway lines (A C E 1 2 3 N W Q R)
The super is responsive and friendly. I had an issue with my radiator leaking water and rattling and he fixed it right away.
Cons:
Although laundry is in the building, there are only 4 washers and 4 dryers. Most of the time at least one washer was out of order. And one washer always leaked water onto the floor.
There is no stairs to the basement (laundry and trash) have to take the elevator which is no big deal but the elevator was out of order a lot especially in the last year I lived there.
If the apartment faces north, then you sit right about Tito Murphys and they an outdoor patio. On the weekend there are drag shows (1-2/day) and they can get very loud. During the week can get loud as well, especially for parties that rent out the back patio.
Advice to owner:
Don't raise rent by $500 next year.

The building has great management, packages are always safe, there’s an elevator and laundry in building. Never had problems with bugs or rodents. Conveniently located write next to the ACE.
Cons:
It’s located right next to Time’s Square and various broadway theaters so it’s always noisy and there are always people in the way.
