Updating my review - 351 is an excellent building

Pros:
Love the natural light + building overall. Amazing location, clean apartments, secure front door. After several years of living here the lack of pests and the general ease of living here has been fantastic.
Cons:
Huge pile of trash outside 349 (I would not move to 349 - they're connected but I find 351 to be far nicer/cleaner), Super can be delayed but he does get the job done.
Consistent rent hikes and destabilized apartments but the price is fair/market rate now.
Advice to owner:
Better trash management outside 349 (but it seems like a few tenants are really causing the issues and the building/Super is doing their best to manage it))

Pros:
A nicely partially renovated studio High ceilings, exposed brick wall, stone countertops
Cons:
Every night - live music under the windows till midnight. With drums! Sax! And etc. It is impossible to be inside. It is impossible to live. The owner of the basement level restaurant is the most arrogant and very rude person I've met. He doesn't care about neighbors and noise level. Avoid living here!!!!!
Advice to owner:
Control the ground level restaurant's noise level. They violate the NYC noise code be having live music till 12:00 am Tue-Thu and till 12:30 am on weekends. Soundproof the building.
