Overall, I would not recommend
Former Tenant
Pros:
The location is close to a lot of stuff, however, neighborhood has gone down hill. The neighborhood is very dirty and unsafe. Therefore, I wouldn't actually recommend this building.
Cons:
The front doors are always broken, allowing homeless people in. There were several times where homeless humans were sleeping in the entry way. Packages always get stolen. Old building, no renovations.
Advice to owner:
I think a virtual door system would help tremendously!

Dirty and needs a little TLC
Former Tenant
Pros:
Centrally located
Good layout
Great closet space
Cons:
The building is overall just dirty. The floors, walls, marble, ceilings are not cared for. The dirt is caked in and hallways have not been painted in ages. A few doors are held together with duct tape.
Management changed a couple years ago. New management was good at first then we went without heat for months and things went downhill. Paint gets spilled in hallways with no cleanup, the garbage is constantly overflowing and brings rats. Literally the garbage flows all over the streets in piles once a week and the city citations get stuck to the door.
Management just needs to do a little cleanup such as repair the hallways, apartment doors, ceilings. Scrub the floors. Keep up with the trash. Things that should be simple. I would like to live in a building I am proud of not that I am embarrassed of. Yes it’s nyc, it’s dirty. But I have never lived in a lance this bad.
Advice to owner:
Clean, paint, clean up the junk in the lobby and dirty dusty stairwells

Fine apartment, no support from super or landlord
Former Tenant
Pros:
Good size apartments, a lot of potential in common space (beautiful old marble work) generally functioning interior. I generally liked living here but the management company made it difficult to get anything done since they don’t answer phones and they don’t call back.
Cons:
Management office is unreachable and living in the pre-email era. No way to contact them other than snail mail or phone which is hardly answered, have to mail checks. They’re very bad about communicating with tenants about issues there may be.
Stairwell looks like it’s never been mopped, door to street is often broken, requests for fixes sometimes were answered but not always, and if things were tended to there is no follow up, just someone randomly showing up not scheduled. I would be surprised if they ever contacted a tenant via phone.
They send outdated mail notices, things due back to them the day you receive them- and if you have to send back by mail is impossible.
Advice to owner:
Get a renters portal to have online payments, maintenance requests, and other generic community information available.
