Pros:
Super is nice and attentive
Cons:
Rats, bugs, cockroaches, management doesn’t respond, no heat, no hot water for years, no one cares, inspections coming all the time etc.
Advice to owner:

5 different kinds of bugs infested, rats infested, no gas for over a year, hot water was gone for 2 weeks. The office horrible, rude, unprofessional.

Do some serious maintaining.

Good location in Manhattan
Cons:
Rudest most dishonest management. Radiator pipes ARE SO LOUD THAT THE APARTMENTS SHAKE. Over 100 decibels. Impossible to sleep or work with hourly noise from pipes. Junkies hang out in the hidden, dark corners in building “courtyard”, management won’t motion put lights in to deter their presence. They don’t spray for bugs, the sign up sheet is just for show. Tenants are in fear of management.
Advice to owner:
Get into another business where you don’t have to deal with absolutely ANY humans.
