rent stabilized unit but with constant pests

Pros:
good block of hell's kitchen, rent stabilized
Cons:
everything else was bad, unresponsive mgmt, pests 24/7, no garbage chute or elevator so lots of trash on stairwells / hallways, packages would be stolen often because no package room
