Going down hill

Pros:
Great location and layout.
Cons:
No locks on mailboxes. Packages constantly stolen. Poor building management and negligence. Landlord doesn’t take immediate attention to problems in building. Constant leaks from sink and apartments from above leading to water damage. Hole in the hallway ceiling that has never been repaired properly. Needs to be cleaner too. Roaches are a consistent problem.
Advice to owner:
Needs better attention to immediate repairs in building and better contact. Mailboxes should be locked!

Poorly Managed Building

Pros:
This building close to where my roommates and I work, and we liked the location at the time. The price was also reasonable when we signed the lease.
Cons:
The bedrooms are very small, there is little space for storage, the bathroom (tub & shower) has been painted over, and the kitchen is VERY tight (it's not even a kitchen, more like a hallway). We also had a few issues contacting the landlord, and at times he was very rude to us.

Cons:
very loud street even from the 5th floor landlord hard to reach, didn’t fix our problems turns out this is a rent controlled building and we were not made aware of that! overcharged in rent for 2 years

Pros:
Apartment is in good location.
Cons:
Terrible communication with landlord, only by phone and he does not answer outside of business hours or on weekends. No super. Apartment is falling apart. Heat did not work for most of winter. We went multiple days without hot water.
Advice to owner:
Use email or an online platform. Better communicate with tenants.

Pros:
Location was the only pro.
Cons:
Abysmal responsiveness from the property manager. He had no email and would seldom answer phone calls.
Not 1, not 2, but 3 holes in the ceiling throughout my unit from water damage that continually got worse. We brought it up to the landlord several times and he refused to get it fixed.
Illegally raised the rent. The apartment is not rent-controlled however by the law we were entitled to a 60-day notice which we did not receive before he raised it over the legal 5%.
