Great location, old building

Pros:
The women who work in the front at the landlord's office have always been really nice and helpful when we've had to contact them with a problem. Building is in a great location in hell's kitchen and we really like our floorplan. Also, directly above a laundromat, which is very convenient.
Cons:
Have had issues with mice in winter and bugs in summer. My partner says the shower reminds him of the kind they have in trailers, so make of that what you will. Vinyl flooring and paint job were not done with much care. Others in our building had issues with heat going out last winter. Also there's no way to pay rent online, which, while not the end of the world, may bother some people. Landlord is not especially friendly, but we haven't really had to deal with him much. Other than that, it's basically the standard quirks you'll find in most buildings of this age.

Roaches and Refusal to Give You Heat or Hot Water

Giaimo and Giaimo are real estate lawyers. Truly, the most unforgivable thing that these landlords have done is turn off the hot water and heat 2 times in the same week for Thanksgiving. We called 311, who helped us on the same day, but then less than 24 hours later Giaimo and Giaimo TURNED OFF THE HEAT AGAIN WITHIN THAT SAME WEEK. And yes, they deliberately turn off the heat and the hot water WHENEVER THEY PLEASE IN THE DEAD OF WINTER.
Advice to owner:
STOP TURNING OFF THE HEAT AND HOT WATER IN THE MIDDLE OF WINTER TO LOWER YOUR COSTS, IT'S NOT RIGHT. AND FIX YOUR ROACH SITUATION.

Decent Building, but overpriced

Pros:
Pretty reliable super, laundromat right next door, pretty clean garbage situation. Not really dirty.
Cons:
-Frustrating landlord: Joseph Giaimo can be a bit frustrating in that typical landlord way. While we have never had any big problems with him, he was not really understanding or helpful at all during the COVID pandemic. I’ve also heard mixed things from other tenants. - The building is on quite a noisy street and the sound sort of reverberates off the walls of the neighboring buildings so you can hear EVERYTHING happening on the street. - overpriced rent for basically a 1 bedroom apartment
Advice to owner:
A little more understanding and flexibility. Maybe stop being such a cliche landlord...
