Decent building for the location and price point, but pest issues

Pros:
Location was great, close to lots of trains at Columbus Circle and all the bars/restaurants on 9th avenue. Common areas were well maintained. Good closet space in the studio apartments.
Cons:
Persistent roach issues. Package theft. Very thin walls - hope you like listening in on your neighbor's conversations!

Very big apartments
Cons:
The owner and the super are derelict when there are major problems. The super is an awful man who yells at tenants, hates his job, always blames thr tenant for whatever is the problem, basically hostile and abusive. The owner doesn’t care that his property is badly maintained, won’t call emergency plumbers, electricians, or contractors instead relies on deadbeat on site super. Notify the office and nothing happens.
Advice to owner:
Fire the super. Your property is falling apart because the super doesn’t do anything other than garbage
