The super in the building is very responsive and the place comes with its own laundry!
Cons:
My neighbor did leave her water running and it flooded my place.

Decent Rent Stabilized Apartment in Midtown Location

Pros:
Prime location (walking distance to Columbus Circle and Central Park), ease of access to multiple subway lines (A,C,E,1,B,D,F,M,N,Q,R,W), decent restaurants in Hell's Kitchen nearby, our street has a very residential feel away from the chaos of midtown (street is tree-line, and usually decorated with christmas lights in the fall / winter), building management and doormen are responsive (really like all of them)
Cons:
Near restaurants so there are some pests (no rats, but some roaches from time to time), flooring is old (wooden flooring subject to cracks and splinters)

Great building and doormen

Pros:
Elevator building. Shared laundry. Garbage in basement. AMAZING DOORMEN AND SUPER! They were always so helpful. Apartment located by lots of restaurants. Good sized closet.
Cons:
Occasionally insects (learned to block all of the drains and then saw them less). My particular apartment was a little small. Hear sirens often (bc near a police station) but you get used to the noise.
Advice to owner:
No advice. Was a pleasant experience living there.

Pros:
-Our apartment is spacious with updated finishes. -The building staff is usually very friendly. -The street has Christmas lights in the trees every winter making it a great block to live on. -It's rent stabilized.
Cons:
-Building management is extremely unresponsive and professionalism is lacking. -Consistently has boiler issues that lead to lack of heat and hot water. -Not enough washing machines and dryers, and 1 of the 6 dryers has been out of service for almost a year. -Throughout Covid, there has never been hand sanitizer in the lobby, and building staff seemingly have no mandate on mask wearing. -Back alley (visible from units) is full of needles.
Advice to owner:
-Email communication needs to be provided to residents for building maintenance and service. -Building management needs to be more proactive with tenant issues (complaints of cigarette odors, noise, and laundry room repairs.)

Great building in general

Pros:
Overall well maintained. Doorpersons are wonderful. Generally quite clean given the age of it. Excellent street and location.
Cons:
When they put up scaffolding, it stays up for years, even though no work is being done. Scaffolding gives puddles and slippery water zones at the entrance. Some apartments have mold issues. Toilets need to be updated. Door hardware are horrible. Dryers in the laundry area frequently are out of order.
Advice to owner:
Remove the scaffolding soonest pls

Good building but way overpriced post-covid

Pros:
Friendly and responsive staff and management. The doormen are incredible. Management fixes issues quickly. Good super.
Cons:
The landlord didn’t adjust prices for tenants at all post covid. When everyone else was lowering rent prices, this building continued to increase prices on existing tenants. They weren’t open to negotiations. They had 52 vacancies in the building when I moved out in early March.
Advice to owner:
Lower rent to market rates and don’t be such jerks to the tenants who have been there long term.
