Great starter apartment, but that’s it

Cons:
- Tiny beetles everywhere. Investigated and could not find source, but think they’re coming from somewhere in the bathroom. - Super tried to enter the apartment without notifying me by order of the landlord. He had to access the apartment next to me by crawling out my window. No fault of the super, only landlord. - Located in front of a halfway house, they will scream all night. - Neighbors are terrible. Landlord does not do proper vetting. A drug dealers girlfriend lived in the building and had frequent ‘shady’ visitors. Had to call police on her ex who was screaming outside at 3am and broke a bottle to cut himself after she refused to come out and talk. - Walls are thin, you will hear the neighbors having sex and blasting music. - We moved out but had not turned in the keys yet. Not even the end of our lease, the workers of the building decided it was ok to access our apartment and take our things we have yet to move out. - The vents in the room need to be covered if they are ever working on the apartment next door. Or else your furniture will be covered in black dust. - When we attempted to renew (peak covid), we obviously tried to negotiate. Landlord called us annoying so we moved out. Our rate was $2695. He wanted more and ended up leasing for much less than what we were offering due to greed. - Unit was small, ok size for a single person. Too small for a couple.
Advice to owner:
Don’t be greedy. Vet your tenants. Don’t act like your building is the hottest, most in demand building in town.

Looks nice, but a nightmare to live in

Pros:
Lots of restaurants in the neighborhood.
Cons:
For the price too far away from the subway. Too hot all year long, even on a lower floor. Allows dogs that bark at all times for hours. Landlord is rude, greedy, and abusive. Insists on the cheapest repair people so that simple repair jobs go on for months when could have been fixed quickly by a competent repair person. Doesn't get permits for renovations so apartments are not up to code... creating safety issues: plumbing not done correctly allowing toxic drain gases to leak back into and stink up the apartment. No insulation between apartments creates paper thin walls and no privacy from neighbors. Same with appliance repairs. Washers and dryers are worthless if it takes months to fix them instead of getting a licensed repair person to fix them correctly the first time. Will keep your entire security deposit even if the apartment is returned almost exactly as it was when first rented. Note: 450 w 46th is attached to, and managed the same owners of building 448.
Advice to owner:
Treat tenets the way you would want to be treated.

Pros:
The building is well maintained. The sidewalk is always clean and trash is taken out routinely. The apartment has a washer dryer. The water pressure is good. Hot water and heat are good. Close to great restaurants. Subway line not too far. Property Management is responsive but won’t actually do anything. But you’ll get a response!
Cons:
Walls are paper thin. If hearing your neighbor’s conversation word for word is your thing, go for it. Neighbors also love to blast music even after midnight. Put those together and you have yourself what sounds like a frat house. Unresponsive Super. Pests (Cockroaches) Noise from street is loud.I
Advice to owner:
Noise enforcement during the nighttime especially during COVID. Respond to requests from residents, even if it’s a no.
