Pros:
- Rent was (at first) reasonably priced - Having a washer/dryer in unit for the price point is great - Never had rodent or bug issues, occasionally saw a small cockroach - Building itself is quiet, you can’t really hear neighbors - Roof is pretty great even though it’s unfinished - Landlord is pretty responsive, however he doesn’t always actually help/understand what you’re saying
Cons:
- Neighborhood is getting super dangerous and there are frequently people who don’t live there hanging out on the stoop. Abandoned building on the block constantly had people doing drugs, felt really unsafe after dark - Rent increase was insane, landlord said it was due to Covid even though it was absolutely not - We did not have a working oven for almost a whole year despite asking multiple times. The landlord sent out people to “fix it” but it never got fixed - Trains are really far and you have to walk through masses of tourists and homeless people to get to port authority. There’s also no good grocery stores close by.
Advice to owner:
Try to understand what you’re tenants are saying and really fix the issues

Heat is decent in winter but too hot in the summer even with AC, poor insulation
Cons:
The landlord is abusive and greedy. After a year he will jack up your rent an incredible amount above what is reasonable and is counting on the fact that it expensive and inconvenient to move to keep you there at an crazy high rent. He will be rude and nasty if you tell him it is an unreasonable increase. He will claim it is market rate increase, but it is not and he knows it. Have seen him do this to several other nice people who had lived in the building, that's why there is constant turn over in tenants. They just refuse to pay an unreasonable increase and then he has to lower the rent to what it should have been all along to attract new tenants, just to repeat the process all over again with the new tenants by raising their rent crazy amounts after their first year, forcing them out.
Don't waste your time. Find a building that has reasonable rent increases so you are not forced out before you are ready to leave.
Appliances constantly break and never fixed.
There are frequently shady characters partying and passed out on building stoop and you have to step over them in the dark to get home, being scared to enter your own building and come back to your broken dishwasher and washing machine and you get to pay over 3K a month for this BS.
Advice to owner:
STOP BEING ABUSIVE AND GREEDY

Pros:
Great appliances (dishwasher, washer, dryer) are included but often break and take FOREVER to get fixed.
Cons:
It is across the halfway house with residents that come into the building and steal packages. The neighborhood is becoming more unsafe everyday with the hotels in the area converted to homeless shelters. You trip over random sketchy druggy people loitering and dealing on the stoop and as you try to enter the building. Coming home at night is scary and unsafe. Great appliances (dishwasher, washer, dryer) are included but often break and take FOREVER to get fixed.
