Not a good experience.
Former Tenant
Pros:
Good restaurants nearby. Citibike dock down the street. No pet fee.
Cons:
Constantly dirty inside and outside of the building (trash piling up outside, trash/dirt on stairs). They lied on the tours/open house and said that there was roof access (there is no roof access). Washing machines/dryers in the building left my clothes with powdery lint so I had to use a nearby laundromat. Maintenance requests are slow to answer and the repairs are not very good (our sink was leaking twice in one year because they didn’t do a good job). Road noise and yelling is an everyday occurrence between 12-3am most nights if your bedroom faces the street. Landlord tried to illegally withhold our security deposit.

Advice to owner:
Get the exterminator and tent the building

426 w 47th
Former Tenant
Pros:
the kitchen and bathroom seem to be newlyish renovated, but not well. The apartment is quiet
Cons:
I don’t even know who the landlord is, and if they live on site. They aren’t responsive anyways. The entrance area and stairs are never clean. The building floors and stairs are uneven. When a maintenance issue arises, are needs are not met- a quick fix is applied rather than an actual solution. Sometimes they shut off the water without warning for hours and never give us notice/explanation.
Advice to owner:
Be nicer and more available to your tenant. Clean the lobby and common areas on each floor. Get better laundry machines.

Decent building but has issues
Former Tenant
Pros:
- true 2 BR with separate livingroom - good fridge - closets have space - good water pressure in shower
Cons:
- broker fee - no doorman - no elevator - ugly views - little/no sunlight - water pressure in bathroom sink is low - pest issue (mice/cockroaches) - exterminator did not arrive when they said they would - little counter space - could not control heat (often got too hot) - AC is dirty (all repairs/management have to be handled by tenant) - any AC purchased belongs to apartment owner
Advice to owner:
Fix the cons:
- broker fee - no doorman - no elevator - ugly views - little/no sunlight - water pressure in bathroom sink is low - pest issue (mice/cockroaches) - exterminator did not arrive when they said they would - little counter space - could not control heat (often got too hot) - AC is dirty (all repairs/management have to be handled by tenant) - any AC purchased belongs to apartment owner

It was okay for the price point and location.

Pros:
It’s a fine place to live
Cons:
We had roaches for the first couple months in our apartment. The building provided us with an exterminator.

Avoid at all costs
Former Tenant
Pros:
Neighbors were quiet and respectful.
Cons:
A mirror and closet were both broken when we moved in. The apartment was in poor condition and dirty when we moved in, which contributed to the reasons we did not renew the lease. Management also ignored us when we were having issues with our lock, which resulted in us having to pay $500 out of pocket to replace. After days of negotiation with them, we came to the agreement that they would deduct $100 from our rent that month, something they also failed to do. Additionally, the lock on the front door of the building didn’t work well. My packages were stolen on multiple occasions, an unwelcome scammer posing as a Con-Ed employee easily entered our building as was going door to door, and there was once a person sleeping in the front hallway. When I tried to notify management about this, they didn’t get back to me. I never felt safe in this apartment.
Advice to owner:
Do better. Don’t advertise a 3 bedroom apartment when it is really a two bedroom. Take care of your space and respect your tenants.

Hope for best
Former Tenant
Pros:
Location, and access to rooftop
Cons:
Garbage is overflowing, Extermintor comes or not, you can only hope he will. Problem with small bugs and mice.
