Pros:
Super is very responsive, knowledgeable, and helpful. Nice appliances. Hardwood floors throughout. Tall ceilings and good sized bedrooms.
Cons:
Little kitchen counter space. Elevator is very loud. Heat set way too hot in the winter. Extremely poor management- not responsive at all, not willing to earn current tenant loyalty, oblivious to current market rates.

- no brokers fee
Cons:
- hallway smells so bad
- stolen packages
- dead bugs, roaches
- laundry room is right next to trash room so there is plenty of bugs (both dead and alive) and the place looks like it hasn’t been cleaned in about 47 years
- reports of people using their place as an air bnb so will occasionally see random families with luggage come in and out
- building has rats in the walls and in the ceiling, hear scratching in walls all the time
- place is very small so rent is too high in my opinion
- area is very sketchy, especially in the summer. Plenty of crime here.
- management will NEVER respond to you

Decent apartment, a bit overpriced

Modern appliances, helpful superintendent, shared spaces kept clean
Cons:
Package theft was an issue, management is absolutely atrocious at helping with things (bathroom flooding from upstairs neighbors for months, but they finally gave us a one month discount of about 10% on rent so fair treatment. Rats and roaches were an intermittent issue but always addressed promptly

Massive rodent and roach problem. We have multiple 311 complaints and nothing was solved in our time there. Management is completely unresponsive and does not care.

Good for a starter apartment

For midtown, this is honestly not a bad place to rent. The online portal made it easy to track repairs status, and the elevator was a great bonus.
Cons:
Roaches, but I think that's to be expected at this point. Also the rent increases post-covid bordered on criminal.

Good apartment, bad management

Pros:
Clean, easy commute, cozy. Great appliances, washer / dryer in unit. Great electrical, lots of outlets and power distribution (hard to trip a breaker)
Good storage space.
Cons:
Bad management.
Issues were never addressed on time, new super arrived during lease and had to communicate with them privately to have issues fixed. Some issues never fixed.
Poor insulation, always cold In the winter.
Advice to owner:
Find some time to answer emails, update tenant portal, and help tenants with issues.

Beautiful Apartments Between Thin Walls

Pros:
Virtual doorman is convenient. You can buzz people and packages in remotely. Units vary a lot, but mine had good light, nicely renovated kitchen, and big rooms. Beautiful hardwood floors. Laundry in the building.
Cons:
The apartment doors are hollow therefore ANY sound in the hallway comes in. Walls are also thin. Garbage room has a history of being absolutely disgusting, though the new super seems to have a better handle on it. Packages can get stolen. Airbnb frequently on the weekends. Ceilings have spots with recurring leaks when it rains. Oversized windows make installing an ac difficult. Some outlets dont work.
Advice to owner:
Maintenance at a detailed level, like doorknobs, crumbling paint, clean floors improves quality of life greatly. Install a garbage shoot on each floor. Bring back the package table.
