Rent stabilized… that’s it
Cons:
Weird neighbors. The wood floors are extremely loud. You will be able to hear every movement in the unit above you. Walls are extremely thin. Pest problem.
Advice to owner:
Paint the inside of the apartment and upgrade the buzzer. Make sure tenants are compliant with the 80% carpet rule.

Location, location, location.
Cons:
Doors always break, cameras never work and only located on first floor, hallways haven’t been painted in years,, building is cleaned 2x/month if that, never mopped.
Advice to owner:
This building is overpriced for what it looks like. Make your tenants feel like you actually care about them a little. The hallways need some painting, they look horrible. Stop being cheap with managing this building.

This building is a very unsafe property.

Elevator, front building lighting.
Cons:
Unsafe, front and vestibule doors locks are always broken. Landlord dismisses the fact both front and vestibule doors need to be replaced for new ones. Extremely dirty front area, inside as well. Superintendent doesn’t recycle; building isn’t kept clean. The buzzards are antiquated, visitors will buzz any buzzard inconsiderately to gain entrance at all times of the night. Landlord failed to post Covid-19 safety guidelines. This building needs an interior overhaul, the wall paint colours are dingy pink, with red doors. There’s an awful putrid, toxic sewer stench by the ground floor. About apartments - Apartments are small units, over priced.
*make sure you ask when was the last bed bug inspection. This building has been known for numerous bed bug infestations.
Advice to owner:
Please maintain this building up to codes, paint it, make it safe. Have functioning recording safety cameras, have superintendent sweep and mop more frequently. Stop fixing front and vestibule door locks, they don’t work it not safe. Please install working up to date intercom service. Please paint this building for god sake.

Great location, poor upkeep

Pros:
Elevator was fully renovated Spring 2020; If it breaks, it has always been fixed the next business day. Hot water can often be scalding hot from the tap, pressure is fine. Repairs are handled promptly.
Cons:
Shared walls are incredibly thin; normal speaking voices can clearly be heard next door. It was built in 1965- seems every rental site says 1940, and that is wrong. Hallway walls have not been painted in 15 years and look like it. Floors are filthy and only swept/mopped monthly. Garbage cans outside are often overflowing- super does not live on site. Intercoms are antique and do not work well; many tenants have packages delivered daily but are not here so all buzzers are rung for entry all day every day.
Advice to owner:
Paint the hallways, clean the floors, install modern intercoms, and keep the trash under control!
