Good for the Price

Pros:
I enjoyed living in this building and neighborhood, especially given the price when I lived there.
Cons:
The management company took 9 months to get my security deposit back. They were extremely hard to get in touch with.

Beware the landlords!

It’s close to midtown.
Cons:
The landlords are jacking the rents to astronomical prices after deregulating occupied apartments without the tenants knowledge. People who have lived in 404 for years are suddenly facing rent increases of unreasonable amounts. Most have moved out because of the ridiculous demands from a landlord that has allowed the property to fall into disrepair. The hallways are dark, poorly lit and haven’t been swept in months. The front entry door has no operating intercom since April 2023. “Work” has been done to the building to justify their rent demands. Problem is, none of the work has been finished in the building. They are commanding the same prices for their units as other buildings that have laundry facilities, dishwashers and other basic amenities that they sorely lack. Avoid UVI holdings (the landlord’s name) at all costs. They will only screw you over after letting your unit go derelict.
Advice to owner:
Start treating your tenants like humans. Not obstacles to your greed.

Good for a cheap start close to Midtown - but look elsewhere first

- Location is great
- Price was a bargain for the location
Cons:
- Poorly constructed layout (no living room, barely a kitchen)
- Abysmal communication with the landlord
- Package thief in the lobby that the landlord refuses to look into
- Outdated and not modern at all
- Thin walls that don’t block sound
- Apartments are advertised as TV and internet ready when they are not
- Heat did not work until mid January
- Even for the price that beats out most other places, you feel like you’re overpaying

management is awfu. I dont suggest any HAURUVI holding properties due to this

Pros:
- they hire pest exterminators to come once a month to spray.
- it’s an older building so rent is a bit cheaper than other places in the Hells Kitchen area
Cons:
- Some units in this building are rent stabilized, some are not. make sure to check, because this management will give you Illegal leases and pretend they don’t realize it’s rent stabilized. It’s happened before
- MANAGEMENT IS UNRESPONSIVE. The office manager is only available by email and NEVER responds.
- I haven’t seen any cockroaches or pests, so I think I’m just lucky. I’ve heard some of the apartments that aren’t renovated have a lot though. So be careful!
- NO SECURITY/NO CAMERAS: packages get STOLEN ALL THE TIME. And Myself and other tenants have alerted the office management and the one time they actually answered they said they weren’t going to do anything. So that’s that.... do not send anything/order anything online and get it sent to this address, there’s a 90% chance it’ll get stolen.

No signs of pests, pest control is regularly scheduled
Cons:
Common stairs and halls are narrow, smelly, and stuffy. Noisy street facing units with bars, high school, concerts down the street, and construction on 9th avenue. Interior rooms are much better noise insulated. Packages often stolen or torn open. Pest control regularly comes once a month during the day but you have to be home to have them spray. There is no longer a live in super and getting a hold of the management company is a nightmare
