Pros:
good location good apartment design
Cons:
lots of construction in the surrounding area basement area is a total mess. Lots of traffic from maintenance, but don't do a good job at maintaining cleanliness Washer and dryers aren't very good, and relatively expensive. Lots buildings have switched to card based system for washer/dryers, but quarters still required here. Heat is managed poorly. Cold in winter, warm in spring/fall. Management is not generous when things break and cost you $$
Advice to owner:
treat tenants with the respect you would want if you weren't a mega-owner

Pros:
-Pet friendly -location -nice neighborhood
Cons:
Check other review sites like StreetEasy, many posts.
Where to begin: -no consistent heat or hot water in winter for weeks at a time during months of Jan Feb for several years. -fired the live in super and never replaced just has you call non-responsive & shifty/lying/negligent contractor -zero efforts to make any repairs -vast history of not refunding security deposits when units left in better condition than move in. -rodent and black fly problem for 6+ years -in litigation with the city and Fire Dept over violations so severe that a city paid fire department guard was stationed in our building for 8 months, 24/7, until they replaced the back fire escape. -left scaffolding up from above fire escape work for an additional year because they didn’t pay their bill - head contractor Neland used a non working toilet in the 4th floor and caused a flood that has still not repaired the rent stabilized tenants in that line who’s ceilings came down -Owner purchased a $40 million apartment complex in Miami, and gave an interview about how he was leaving New York because the laws were too tenant friendly. All while not taking care of the buildings he currently owns… scumbag -very small 1 bedroom apts
