Loses Heat and Hot Water a lot, plus antiquated rent paying system

Pros:
Location, quiet street, most units are renovated. Super is responsive when called, wish I could say the same about building manager/landlord.
Cons:
1) lots of loss of heat & hot water randomly over the winter. Once 6 times in a month. This was building-wide. The super would answer on his emergency number and fix it quickly, but this shouldn’t have happened in the first place!
2) landlord/manager insists on having the rent checks MAILED to their Connecticut address. Like, get and ACH debit system.
3) staircase between 3rd and 4th floor is wobbly; building is kind of falling apart when you get to the top floor
4) can’t they put some laundry in the basement?
Advice to owner:
Fix boiler PERMANENTLY. Switch rent payment to ACH debit or website. fix upper areas and put in laundry because the laundromat down the block charges FOUR DOLLARS a wash!
