Pros:
- amazing staff. Everyone knows your name and they are the sweetest humans ever!
- very quiet neighbors!
- barely any bugs. We lived here for 2 years and saw a total of two bugs. Really amazing.
Cons:
- frequent water fixes. HOWEVER, they are very quick about it!
- small apartment. A lot smaller than any pictures show. Good for one person or two people that really love each other lol
Advice to owner:
Keep the amazing staff tipped and happy!! They truly are so kind and amazing!

Staff and building are excellent
Cons:
restaurant across the street is noisier than
you’d expect and scaffolding project has been going on forever so if you are sensitive to noise recommend a higher floor

Try and minimize noise through window replacement

Good location, high ceiling. Building staff are in general helpful and friendly.
Cons:
I used to be a tenant on 5th floor. Facing Broadway, I could hear cars/buses and even subway trains passed by every time, day or night.

The cleanliness in public areas was far from perfect. There were severe rodent/mice problem, cockroaches and many other kinds too. Heat was nonexistent.

One time, the Super broke into my apartment, touched everything in my bathroom, and finally knocked 3-feet hole on the wall in my walk in closet to fix a broken pipe inside, all without giving me notice. Covered all my furniture, floor and belongings in dusts. Pipe was broken because it was too old and decayed from rust. I received no apologies or any words afterwards.

There were horrible water leaks from neighbor upstairs with mental condition. Frequently turned my room into a swimming pool at 2-3am in the morning. I had to move out after the ceiling collapsed. The landlord rent the apartment out right away knowing that the next tenant would encounter the same problem.
Advice to owner:
Landlord of the apartment was hard to communicate with. Insisted that I must cover full rent as long as I occupied the room on the first day of the month, even with the inhabitable condition. On top of that, he tried to retain my security deposit because I posted an honest review of the apartment online (without mentioning the apt number or his name). I ended up got my security deposit back one month late.
