Great location, nice building

Great building, good light, great staff
Cons:
The sponsor is selling ALL 213 Rental units - no longer renewing the leases.
There are perpetual plumbing issues that require them to switch on and off the water and on and off the air conditioning.
Advice to owner:
Time to invest and redo the entire plumbing system.

Pros:
Wonderful staff, the best on the Upper West Side. Maintenance repair response is excellent and immediate. Property managers are kind and always helpful. Very clean building. Renovated apartments with upgraded bathrooms, kitchens, and walk-in closets. In summary, a great building with a fantastic location.
Cons:
The sponsor is selling all rental units and many very happy tenants were forced to leave.
Advice to owner:
Do not start renting apartments next year after having forced your former renters to move out. If you do so, it will look like you are attempting to get around the law capping rent increases that was passed last spring.

The staff at the Dorchester really make the building what it is. We loved them so much we moved back in after leaving the city.
Cons:
The owners of our specific unit were difficult, but that isn’t a reflection of the Dorchester itself.

The building has responsive management, a great location, quick maintenance, a gym and rooftop deck, thick walls so not noisy, lots of elevators (9), no pests, and a great location with easy access to downtown via subway, Central and Riverside Parks, and Lincoln Center

UWS Hidden Gem

Quiet, easy reach to shopping, Trader Joe’s/Whole Foods & gourmet, super safe, close to park, pet-friendly (all sizes), amazing 24-hour staff, super clean, nice basic amenities, great price for prime UWS, 2 minutes to 1/2/3 trains, amazing rooftop, quick professional repair response if needed, internal a/c systems, industrial laundry machines on most floors ($2/load), & tons of elevators in the building.
Cons:
The on-site gym (included) isn’t very large, & it gets full fast, with Equinox the only other close-by fitness option. The a/c & heat change-overs are a little bit of a pain because you’re just going to be hot for a couple of weeks 2xs a year - get a fan & a dehumidifier - also ask maintenance to show you how to watch for clogs in your a/c unit, especially if you have pets. Picking a unit: some units are very outdated, but plenty are clean and truly updated with simple but nice & clean fixtures. Don’t let anyone with a kitchen from 1996 tell you it’s “updated”.

The property is beautiful. We’ve really enjoyed our time here.
