One year in, will renew lease

Pros:
Location is wonderful. Natural light is top notch. High ceilings make the space feel much bigger. We have contacted management twice about an issue, and both times they were very quick to respond and help out, so we've been really happy with that! Also we have really great neighbors. Like many places in the city, it has its issues/quirks, but we really do love it here. We are sad our rent was raised 15%, but we still will be renewing our lease this year!
Cons:
The common spaces could be cleaner. The bottom floor gets swept out fairly often, where you enter and packages are placed and such. But the higher floors don't really get cleaned.

Greta location and meh management

Pros:
Location cannot be beat whatsoever. Opens up to a farmers market and the natural history museum and is walkable to almost everything you could need in the neighborhood. Great natural light. Rent increases never seemed unreasonable.
Cons:
Management is slow to respond to everything - repair requests, Inquiries about payments, mail theft. It was beyond frustrating. Apartments also aren’t updated with the latest amenities so appliances etc can look old.
Advice to owner:
Respond to your tenants including in writing. I know why they do this but having to endlessly play ping pong telephone is annoying and counterproductive. Find a way for tenants to pay online.

Great location but unhelpful management office

Gorgeous neighborhood and right by Central Park.
Cons:
Very frustrating experience with the management office in terms of Heat in my building. They dragged their feet and took months to fix in the middle of winter. They are very cheap about repairs which is probably why a lot of my problems weren’t solved well or in a timely manner. They don’t have an email address so you have to call every single time anything is wrong and leave messages. Very strange and suspicious that there’s no other way to request help that leaves a paper trail. When I got approved to move in, the cabinets in the kitchen had paint peeling off, the walls were filthy, and the bathtub needed a lot of work. They said they were not going to paint or repair anything until I said I wouldn’t move in until it was in livable conditions (still had to clean for days despite that). I spent over a year without a functioning buzzer. I had to call dozens of times with no solution.
Advice to owner:
Your tenants pay so much money to live in the building and have zero confidence that they’ll get the help they need from the landlord or management office. Very disappointed in a lot of the issues that weren’t prioritized for me (and many others) during the years I’ve lived here. At the very least, I expected something like a broken heater to be fixed. I spent weeks frozen in my own home. That’s a breach of contract and illegal to allow that to happen. For weeks and weeks, people entered my apartment in a pandemic to check the heat with no resolution. So really, the only advice is to be proactive, attentive, considerate, and fair to your tenants— the people who pay their rent on time and need decent living conditions.
