Good location but no luxury amenities

Nice 10 min walk to west side highway and 10 min walk to 1 train
Cons:
Elevator was slow and only a few laundry units per building making wait times challenging.

It’s close to a few schools if you need a short commute. Close to Trader Joe’s, Central Park and Hudson River Park.
Cons:
This building is horrible. The landlord, Jackie, is not response at all. She spends her time yelling at the concierge instead of responding to complaints. The heat goes in and out all winter. Tenants are allowed to practice their instruments until 2am. The maintenance crew regularly welds (?) and bangs around the courtyards creating unacceptable noise problems for weeks at a time. If you like to sleep or need to work from home, I would not consider living here. The washing machines and dryers regularly do not work but will still take your money. For some inexplicable reason the bathtubs are painted which means that they start to quickly chip with use creating an ugly aesthetic and dangerously slippery conditions. The rent is exorbitant for the quality of these buildings and the management team should be fired.
Advice to owner:
Get the noise issues under control, respond to emails, lay off the concierge and recognize that you are shit at your job. Stop treating courtyards like an auto body shop that doesn’t echo through the entire neighborhood. I would not recommend this building to my worst enemy.

I liked that the front office managed packages. Maintenance team was responsive and timely.
Cons:
Sometimes laundry machines in building were out of service. There were issues with flies during the hot summers. Flies would always be around in the hallways. There was a safety issue of the building’s main door’s key fitting in and unlocking our apartment unit’s door. Highly inappropriate. Management handled it and changed our locks. But it was very odd and concerning.

Good starter apartment

Pros:
Elevator, electronic concierge system, and laundry room/gym all great amenities. Neighbors are mostly college students and recent graduates. Owner group is actually surprisingly helpful and timely. Super is awesome. Neighborhood is safer than average. No bugs/rodents at all.
Cons:
Building is located near a park where local residents often play loud music and smoke. Our unit had very few outlets and little storage space. Floors were uneven in places and sink was small and mounted wrong.
Advice to owner:
Try to renovate some units with older appliances like sinks.

Close to lots of stores (Columbus Circle), grocery shopping is literally a 2 minute walk away, close to schools (Fordham, John Jay, etc), has laundry in building, gym, elevator, concierges, work office and printer
Cons:
Thin walls, greedy realtors, so dusty inside, expensive rent, laundry and gym is often out of service
Advice to owner:
Put effort into renovations instead of painting over everything messily.

Great location but disastrous communication

Reasonably priced for having an elevator, laundry in the building and located in the upper west side.
Cons:
They terrible with proper communication. After I gave them notice that I would not be renewing my lease, they wanted to show the apartment to potential renters. Most times the only notice I would get was a text message that they were coming up, and they would enter with a key regardless of me being in the apartment or not. It happened a couple of times, where I would be in the shower and not see the text message and when I got out, there would be strangers touring my apartment, and there I was just standing in my towel.

Good for college students but nobody else

Great location, relatively cheap especially for the area
Cons:
Boiler “requires maintenance” constantly, so hope you dont need hot water. Water randomly shuts off often. Elevator breaks regularly. Surprise 7am jackhammers in courtyard. Roaches spotted regularly. Super thin walls, and very mixed friendliness of neighbors.
Advice to owner:
Please don’t disable utilities without warning tenants in advance.

Doorman for deliveries, responsive maintenance crews, shared gym area and laundry, common courtyard and outdoor space. Courtyard area was always kept very clean.
Cons:
Slow elevator, minimal upkeep of gym and amenities facilities. There were many amenities, but workout equipment and some laundry machines were very worn.
Advice to owner:
Improving/repairing/sprucing up the Laundry and Gym facilities would be excellent. Besides that, virtually no complaints - very reasonable stay.

Cheap decent place, rude management

Amenities (laundry in building, 24/7 doorman), online portal for maintenance requests, subway close by, halls are mopped often, no pests in my specific apt, but that’s just because we got lucky
Cons:
Some of the apts do have pests and see dead cockroaches in the hallways occasionally, lots of cracks and things falling apart within the apts, heat can’t be controlled sometimes I’m freezing sometimes I’m sweating, management is responsive but typically rude, maintenance people didn’t do a good job and ruined personal items which management did not offer any compensation for. Some tenants are loud (Juliard students practicing their music) and there is a park nearby which is fairly loud even at night.
Advice to owner:
Work with the tenants more, and they will stay longer. Don’t be rude and teach your doormen to not be rude. Get good people to do your construction and your maintenance, whoever you currently hire is horrible. Seal up cracks and holes in apts before you re-rent them.

Park next door can get kinda scary. The park beside the apartments is kinda sketchy. The city doesn’t seem to clean streets here.
Advice to owner:
Ask the city to clean up the street at building better.

Can’t beat the location! Multiple laundry rooms, (beware of 🪳🐁🐛) 24 hr Small gym, no extra fee 24 hr doorman Friendly Maintenance workers doing their best to keep up with buildings needs.
Cons:
Extremely small, tinny apartments Non working and out of date intercom system Rude, shady, fast talking leasing office building director/owner. Front, back and Hallway doors are old, heavy and slam shut! Elevators wobble and make strange sounds when in use.
Advice to owner:
Real improvements would warrant the high price for such small Apt’s. The superficial, cosmetic improvements are nice but only mask and distract from the more real and important issues.

Building is in a decently quiet area, any noise is from the outside mostly, building seems pretty empty so no worries about crowded hallways or elevators. Nice lighting in building. The super is an ANGEL, such a nice guy and extremely helpful.
Cons:
No light fixtures in the rooms, but that’s pretty standard, mail is a bit complicated if you’re getting a package, it’d be cool if they created some sort of system for it instead of the one they have now
Advice to owner:
Just the thing about receiving packages, I wish it was easier than it is now, there’s not really a system besides them emailing us and then having a bit of a hard time actually picking it up. Just a little unorganized but nothing terrible.
