Amazing building and great management

Management is incompetent. No notice for building wide maintenance (ie. turning the water off, jackhammering the floor), does not respond to emails
Leasing staff is predatory. Showed one unit and claimed it had rented by the time we got home to apply. Pushed us into sight unseen on the unit we leased.
Predatory deductions from deposit. Will nickel and dime the move out, does not believe in “normal wear and tear”
Building was shoddily renovated when Equity bought it 10-15 years ago and they’ve repeatedly slapped band aids on it to get by. Bath tub and paint peeling, plumbing leaking, etc
Apartment had very few outlets, we were worried of overloading the circuits
Laundry room was constantly out of service. There were two units that were not fixed the entire year we lived there. Management said they were “renegotiating their contract” with the vendor
Elevators were repeatedly out of service, didn’t ever seem to truly get fixed, and we reported them to the city more than once

Go beyond running a business and understand your building is where your tenants live

roach problems, 77% rent increases

Never again! But If you like 77% increases in your rent, big juicy roaches in your apartment, or an overheated room because their window ACs are not strong enough in the hot summers, then this is the apartment for you.

They asked to increase my rent by 77% compared to the effective rent I paid in my previous lease. That's almost double. After I told them no way - they tried to charge me with a $600 fee because I didn't give them a 60 day official vacating notice. ( I gave them the notice 52 days before instead of 60). One of their leasing agents said anything more than 30 is fine - but they reneged that. Also the law says i don't need to give any notice if my lease expires but they are trying to take advantage of residents and squeeze money out of you.

The building has a big roach problem. Here's a picture of one of my unwanted roommates. These are about 1-1.5 inches big roaches - I hear them crawling when I am asleep - it's gross.

The apt has window ACs but they are weak and can't get the apt cool during the humid summers and it's very uncomfortable.

The laundry room machines have never worked properly bc the payment doesn't go through. People have been complaining about them for ever but nothing has ever been done.

Not for me - but if you like adventure go ahead and rent from them

Pros:
The best thing about this building is the location and concierge staff! If you are looking for a well-kept building with a kind staff and a neighborhood feel, this is it.
Cons:
Unfortunately there are no amenities here besides a small laundry room in the basement being overrun my dead cockroaches! If I’m nitpicking, the elevators are sometimes slow and the apartments layouts are small.

However, this is one of the best values you’ll get for the neighborhood.
Advice to owner:
They can stand to be less corporate in the way they treat renters.
