Pros:
The porter is fantastic
Cons:
Building repairs are slow and not conducted with licensed professionals. Clearly cutting corners for cheap labor. Not a comfortable feeling knowing that at any given moment another pipe could burst, or wiring could fail.
Advice to owner:
Please respect the safety and well being of your tenants.

Great location. Love my neighbors they are all super lovely.
Cons:
Water constantly goes on and off without notifying tenants. Pest control is a major issue! They have a bedbug issue but don't report it. I had bedbugs only 2 months after moving in having never had an issue with bedbugs in the 28 years I've lived in NYC. I also has gaslit by the super about it. The hallways are super dirty and dusty and haven't been cleaned in years and the laundry room is constantly dirty and roaches everywhere. For any potential renter, DO NOT rent here! It's not worth it. Management does nothing to actually fix the ongoing pest issues in the building, including falsifying bedbug records: Units 10E, 2F, 3F, and 9E have had bedbugs and none of the adjoining units were properly inspected. Tenants also weren't notified of this issue, we found out about it from other tenants.
Advice to owner:
Clean the actual hallways and stairwells, and actually do proper pest control for bedbugs.

Pros:
Tenants are great neighbors. Apartments have thick walls. Bright light in most apartments. Location near Central Park and Riverside Park as well as subway access (1/2/3).
Cons:
The super is rarely available and unhelpful. The management company is not responsive to requests either and aren’t helpful.
Advice to owner:
Get a new super.

Pros:
Great location by the 1/2/3 trains, nice neighborhood and apartments are nice pre-war. Garbage drop off easy, laundry room works
Cons:
The laundry room needs cleaning, the floors are coated in dirt. As are the stairwells and floors of each floor. The lobby is the cleanest part, but the floors of each unit are coated in dust and dirt. They have major pest problems with roaches and bedbugs.
Advice to owner:
Clean each floor hallway and stairwell + Laundry room regularly, add another porter and get bedbugs and roaches under control

Super never responds to you Building is pretty old so stuff breaks a lot Lots of flies buzzing around Elevators are old Water tastes weird, sometimes it is brown Post-covid rent makes this place too expensive for what it is
