Not terrible, but not great

Pros:
The building is in a great location. The doormen are genuinely lovely and I never had a single issue with package delivery which I really appreciated. My unit itself was generally very nice. It was recently renovated, bathroom and kitchen were great, and I felt safe.
Cons:
I moved out after a year at 240 W 73rd. The building was not unlivable but it wasn’t great. In particular:

After a year, they tried to raise my rent well above market rent for the area and at the exact statutory maximum to the penny that New York allows for non-regulated apartments so I moved out.

They took over 40 days to return my security deposit for no other reason than they could.

The laundry room would occasionally flood with sewage and they said there was nothing that could be done.

Generally, they weren’t responsive or helpful (eg not giving notice about power/water outages, halfhearted response to maintenance issues).

Follow the law

Pros:
Doormen were great. Jenny the building manager was responsive. There is an online system to make service requests and they were always handled in a timely manner.
Cons:
There are some rent controlled apartments and there were some older Tenants who were less clean - the building did they best to manage them.

Haven’t lived long enough to experience anything bad. Good experience so far.

The building was very clean and there was a nice gym in the basement. The building manager also had her office in the building and was very nice and accessibile.

The apartments were extremely small and mine had no sunlight

The fire alarm is so quiet it will not wake you up

The doorman are really great. There is laundry in the building and a gym which is great to have as well. Additionally, it is pet friendly which is great.
Cons:
The rent increase is very high. Upon research found that many units have been illegally brought out of rent stabilization. The walls seem to be very thin. Having an ongoing issue with a neighbor that likes to blast music in the middle of the night. Additionally, it is pet friendly which is only a bad thing when the pet owners are not very respectful of cleaning up after their pets
Advice to owner:
Reduce the rent increase and enforce the community standards more.

Front desk staff very friendly and helpful. Apartment is clean. No pets that I have seen or experienced

Water sometimes runs brown. Lobby always under repairs but don't know for what.

The concierge, the live in super are amazing! The location is unbeatable! Next to east river and close to Central Park and Trader Joe’s!

This LLC Company is Criminal

The building staff itself is very kind and attentive.
Cons:
WARNING DO NOT OVERPAY! This building has illegally destabilized Rent Stabilized units, and now charge upwards of $2300 for studios that are sub-300 square feet. There are still several units in this building that are stabilized, in which tenants pay close to only $400 a month in rent, plus free toiletries, and a cleaning service. Management (AIMCO, now AIR) has no evidence suggesting that renovations were legal, and significant enough to destabilize units.
Advice to owner:
Restabilize your previously rent controlled units
