Pros:
I liked my neighborhood. thats about it.
Cons:
the owner is part of the BRUSCO family, a known slumlord cult in nyc. they have the funds to line their pockets with but drag their feet with rectifying numerous violations in multiple buildings in Manhattan. they ignore everything from DAYS-WEEKS OF NO HOT WATER, leaking ceilings, fake dummy cameras in hallways, broken front doors/ mailboxes, mold infestations, pests in & outside apartment areas, DOB violations, etc. they deserve nothing but negativity in life. the only positive reviews you'll ever see online are from the tenants who are NOT LOCALS & stay in the VERY FEW renovated spaces these mfers own across the city.
Advice to owner:
get a real career you leech.

Small apartment, great location

Pros:
You can't beat the location of this apartment. The studio is small but has modern, well-working appliances. The building is cleaned weekly which is very nice and your neighbors are quiet and respectful. Packages aren't stolen even though they're left out in the open. Exterminator comes once a month to spray apartments. I would love to stay here but the rent hike was too unbearable for a tiny studio apartment.
Cons:
The building laundry is expensive $2.50 x load, and the basement will flood during heavy rains. Roaches will inevitably make their way into the basement too (I always see a new dead one when I go down to do laundry). In my time here, I've had four roaches in my apartment, but management helped me schedule additional time with the exterminator.

Great location, quiet street, and easy-to-deal-with landlord, building kept clean.
Cons:
Construction across the street as of Jun 2021, elevator pretty old and rickety
