Long-time tenant in changing marketplace

Pros:
Very well kept up, live-in super, nice neighbors, beautiful apartments, great neighborhood.
Cons:
Manual elevator, only manned from 7am-Midnight. No elevator service Midnight -7 am. No in-building washers or dryers other than in some newly renovated apartments. Rents very high for newly renovated apartments. As older tenants leave (or die), rent-controlled apartments are gutted and renovated. New apartments attract a much more transient population, whereas previously, tenants were very long-term.
Only one handy-man for two buildings. No other service people available. Elevator operators are not technically doormen—they will accept packages, deliveries, etc., but stay at their station, do not help tenants carry things, don’t help with strollers on steps, don’t help people in and out of cars, etc.
Advice to owner:
Install shared washers and dryers that have been promised for over 25 years. Allow older tenants to install dishwashers and/or washer/dryers.
