Nice, but not worth

Pros:
The staff are very friendly (both the doormen and maintenance staff), the building is gorgeous, the views are great, the appliances are new, and the fellow tenants are generally good (they keep to themsleve
Cons:
The building keeps its heat on too long, making the apartment uncomfortably hot even as late as May; the elevator operator is an interesting novelty, but it gets frustrating when the doorman steps out (which of course they may need to) and then you have no way of getting to your unit. Similarly, the maintenance elevator is the only way of getting to the laundry room, but it's locked down several times a day for garbage pickup, so you have to

Address the heating issue, and post the elevator lockdown times more publicly and clearly.

Great Building on the UWS

Pros:
lived here for 2 years and the building had such amazing support staff, and minus an awful neighbor (who the building tried to get rid of, to their credit - just bad city laws protecting the tenant!), it was a positive experience.
Cons:
heaters are VERY loud all winter and spring.

Great location, terrible management & services

Pros:
Large pre-war rooms except for the kitchen.
Other tenants are generally pleasant & respectful (all but one wear their masks on the elevator & social distance.
Nice pre-war lobby.
Cons:
Very little added value for the high rents.
Custodial staff are indifferent, repairs are done at the minimum.
No amenities at all, super won’t allow bike storage in the basement.
Renovations are shabby.
The management company is rude when you call them, have to change supers often. Bad attitude.
Building has a D rating for heat efficiency. Because the windows are so old & inefficient, they wastefully blast the heat.
Overall poor value compared to other UWS buildings.
No longer in PS 87 School catchment.
Lots of vacant apts now & they won’t make good deals on leases.
Advice to owner:
Your management company and building staff need to upgrade quality of service, repairs and maintenance.
Building super needs to treat tenants equally, fairly and nicely.
