Ok building, makes effort to manage issues

Pros:
The landlord regularly sent an exterminator to manage pests, especially with the serious rat problem on the street due to a nearby building. The super was responsive and helpful.
Cons:
There was a serious rat problem on the street and that made it uncomfortable to walk by at night. There is no laundry in the building and the laundromat at the end of the block doesn't have the greatest hours for someone who works full-time.

Pros:
I lived in this building for 2 years and really enjoyed it. Definitely some pre-war building quirks, but that is to be expected. My apartment was renovated with new appliances. The super, Kevin, is great and responsive. One time our fridge broke and they replaced it with a brand new one immediately. We also had an issue with the dual laundry machine and they sent people to fix it pretty quickly as well.

The building also has a free monthly pest control service that comes to your building if you request them to.

Really good about keeping the trash area clean. We didn't have many rats outside our building, especially compared to some of the other buildings I've seen.
Cons:
My only complaint is kind of self-inflicted. I wish we would have done the monthly pest control more often - I saw a mouse one time and a roach one time after 2 years living there. This is pretty good for NY but I think it could have been avoidable had we had the pest folks come every month. It's kind of tough though because the service is on Saturdays during the day, and we were gone often during those hours. I guess it's better than them coming on a weekday though when people are at work.
Advice to owner:
Keep it up! Loved living here.
