Pros:
Good sized apartments. Staff is amazing.
Cons:
Building is very inefficient. My coned bill averages many hundreds of dollars per month (max was nearly $600 on the winter) due to poor windows and insulation.

OK but over-priced

Pros:
Very clean building, no pests, great location. The staff are very friendly.
Cons:
Thin walls and noisy neighbors are a bad combo. You have to pay for heat which is pricey and the AC is absurdly loud, cannot hear anything when it's on. At lease renewal time they will increase rent and are unwilling to negotiate, so not the right place if you want to stay long term. Management is useless.
Advice to owner:
update heaters and AC units. Be willing to negotiate with tenants who want to stay.

Decent Building with some Flaws

Pros:
Location, In-unit W/D, updated kitchen, decent water pressure, No fee.
Cons:
They are overpriced for the given amenities. Windows are old and leak, and require plastic window wrapping in the winter to keep cold air out. heating and cooling are inefficient and expensive to run. Have had issues with paint peeling on walls.
Advice to owner:
Update the windows.

Do not rent. Windows and walls leak cold air, to heat such poorly insulated apartments costs hundreds of dollars in electricity bills ($700+ a month in the winter to be exact). Management is unresponsive and impossible to get in contact with. Super is unhelpful and aggressive, resorts to steamrolling and yelling when you attempt to voice concerns. Packages are occasionally lost and there is no recourse. I would give 0 stars if I could. Terrible building, terrible experience.

Don’t allow families to freeze over the winter

Some Staff are good, most just follow the super's commands like sheep- Super is greedy and egoistic.
Cons:
Landlord and property mgmt stinks. MOLD in my apartment that made me very ILL! Shameful that they advertise as a LUXURY building! DO NOT RENT HERE!!!!!!!!! The insulation is terrible too, it's always cold in here. LeFrak corporation is notoroius for poorly insulated buildings. RESEARCH IT!
Advice to owner:
BUY new PTAC units and remediate, clean HVAC sleeves regularly- Water damage is everywhere!

Great place to live!

Pros:
Well maintained building with great staff and nice tenants. Apartments are spacious, with good closets. Building is quiet. Some apartments have their own washer/dryer, but if not, the basement laundry room is clean and reasonably priced. Great location!
Cons:
There are only two elevators, and the one designated as the "service" elevator is used for moves as well as for picking up the recyclables from the trash rooms and for the cleaning crew. When that elevator is in use and there's only one available there can be a fairly long wait. Also, unlike many buildings where the heat is supplied centrally, each apartment has units that supply both A/C and heat, so winter ConEd bills can be even higher than summer.
Advice to owner:
Keep it up! Glad to live here!

Nice apartments, nice staff, good water pressure, and great location
Cons:
Desperately need a freight elevator, there is almost always a huge line for the elevator on weekends. Neighboring buildings are extremely loud

Invest in a freight elevator and you could charge more for each apartment

Pros:
Laundry in building, friendly doormen, elevator, quiet block close to everything, Central Park in walking distance, multiple subways a couple of blocks away, pets allowed, cute courtyard, huge apartments (we flexed our 1br into two and still had a proper living room), lots of closet space, separate kitchen.
Cons:
No modern amenities like gym since it’s an older building.
