It's a typical NYC cheap apartment but expensive
Former Tenant
Pros:
Lovely neighbors, well located, surprisingly clean for being above a restaurant
Cons:
Above a bar, issues with heat and hot water, trash around the corner, hallways are disgusting

Mice, lack of heat
Former Tenant
Pros:
location, space for money is great
Cons:
no heat in the middle of winter, the building is old so always found droppings and had bad rodent problem, also bugs. very poor response time from management
Advice to owner:
maintain building better, respond to complaints about serious issues such as heat and mice

Amazing location, but old building & awful management. Some of the worst issues
Former Tenant
Pros:
Location! Around the corner from Zabars, both parks, close to everything. Is on a main avenue, but still pretty quiet for Manhattan. Property manager is overall kind. Fair renewal rates offered with time to review. Pet friendly; good amount of space. Received deposits back in full.
Cons:
Most everything else! So many problems on top of problems. An old, old building that gets very cold. We saw several cockroaches (next to a seafood restaurant) and had mouse infestation, droppings found in cabinets and all over apt. Insufficient heat and incorrectly piped radiators, leaked dirty water and didnt heat. Terrible management and response times, working with back-end office also difficult/stressful. Major leaks in building necessitating wall repair; water damage. A struggle to get things fixed - super not very responsive. He is a nice man and a decent super, but not as available as led to believe, and had to contact several times for most repairs. Water temperature also went in and out - no hot water, or went from cold to extremely hot. Necessitated frequent boiler repairs.
Advice to owner:
Take better care of the building and offer better extermination services, or follow up on the reports from exterminators.

No frills, but nice space
Former Tenant
Pros:
Lots of space, great location
Cons:
Heat comes on WAY too strong in the winter, I've seen cockroaches and rats in the apt, and the super isn't particular responsive or easy to reach.
