Location, water pressure, large rooms all with closets, 2 large bathrooms, lots of kitchen storage, big living room
Cons:
The heat wasn’t strong and our windows were SO drafty and when we talked with management they had no solution, we’ve gone 2+ months without an intercom system, management is super short when communicating

Pros:
Amazing amazing amazing location and there is (illegal) roof access, generally a very quiet building. People in building are great and very friendly young professionals in 20s and 30s. On top of the best flower shop in the UWS and a good bodega. No mice, very few cockroaches.
Cons:
- stoop is the hangout spot for food delivery workers and passerby who will heckle you and leave trash and smoke and block doorways. - soup kitchen at church across the street sometimes has homeless people that will yell a lot - management is atrocious and so rude. The worst I’ve ever encountered. Lights in hallways constantly go out. Violations from the city every week. We have received notifications from ConEd twice that the management has not been paying their bills and they will cut off power to our building. Hallways only began to be cleaned this past year. - super only works and responds M-F 9-5. If your apartment floods on the weekend or your only toilet breaks, or your carbon monoxide detectors start going off in the middle of the night, or your fire alarms start going off, they will not help you. All of the above have happened to me. - they do not ice steps during snowstorms, many people have fallen and gotten hurt - front door often breaks and you can’t get in or out - took 6 months to get a working door buzzer - raise rents high ($500-$700 annually)

Stop being terrible.

Good location, safe, super lives nearby
Cons:
Intercom system often broken, frequent turnover of supers, many units have not been renovated and in need of repairs

Invest in long lasting repairs via cheap fixes

The super is kind but has too much on his plate. Great location. Nice interior. Updated appliances
Cons:
Dirty. EXTREMELY dirty. Cracks in walls and floors. Windows are caked in dirt and they are never cleaned, also have cracks. Wood trim around doors and windows is literally rotting. The screws in the door hinges are falling out of the wall.
Advice to owner:
Please respect your employees and tenants. At the very least, be responsive.
