thick walls, good space
Cons:
The landlord is rude and unresponsive and will raise the rent excessively. The building has almost completely turned over in the past two years because people cannot afford the rent increases. The trash/recycling situation is gross--lots of rats around the building. Nothing is labeled so I doubt anything is actually recycled. Poor protection against flooding. Weird water pressure and probably dirty pipes--the shower water smells funky.

Rained in the building

Pros:
Great neighbors. Steps to the 96th station. Clean laundromat nearby (Xtra Clean) and dry cleaner downstairs. Close to Trader Joe's. Large living room in the 2-bed. High ceilings.
Cons:
Inconsistent heat during the winter. When the heat is working, it can reach 88 degrees inside. I actually ended up buying an AC in the winter. Super can be hard to reach. Building appears to have drainage and pipe issues. During a torrential downpour, water leaked through the roof and into the stairwell. Parts of my living room ceiling had to be fixed in a separate instance because the pipes leaked. Also, construction noises year-round because of the new building next door. As the cherry on top, the broker lied about the third floor unit. The two bedrooms aren't fully separate. There's a hole in the loft where you can see into the second bedroom.
Advice to owner:
Fix things instead of taking shortcuts. Don't gaslight your tenants.

Upper west side! Subway entrance on the block. Large apartments.
Cons:
Management is horrendous. Almost not worth renting here.
Advice to owner:
Get with the times. Get automated. Get an email address. Listen to your tenants concerns and actually do something.
