Good owners, well-maintained

Pros:
Very responsive and caring owner/management and on-site super. The building is kept in excellent condition.
Cons:
Many of the apartments are VERY small, especially the studios. Also, it's at a very busy corner (95/Broadway) so noise is an issue at times.

Affordability, responsive management, nice super, clean/well taken care of
Cons:
Location could be a bit loud at times, there were some periods when hot water went out but always communicated about quickly and repaired pretty quickly too
