Location is everything
Former Tenant
Pros:
You're less than a block away from the 123 subway line, and the M96 crosstown bus stop is basically right outside the building, so basically the entire island of Manhattan is easily accessible from this address, and the location and the neighborhood is the main selling point. Management is terrific, and even replaced an appliance for me as soon as I moved in when I realized it wasn't working.
Cons:
The stairwell is disgusting and frankly dangerous, with loose, steep, shallow steps that are always encrusted with suspicious stains and more often than not littered with trash that never gets picked up. I also went through a phase of seeing roaches in my apartment, but that seems to have ended.
