Apartment with character in great location but with gas shutoff

Pros:
- Vito, the super for the building, is fantastic. - The building is well maintained with attention to detail. Lovely details through the building and the apartments, such as wood floors and high ceilings. Building has a lot of character. - Neighbors are nice - Location is excellent - close proximity to Riverside Park and to great restaurants. Quiet street. Good sound proofing between apartments - noise does not carry - Management handled the gas shutoff issue promptly and fairly.
Cons:
- The gas was shut off in October/November'23. The owner responded promptly by bringing in a mobile boiler for hot water within ~1 week. To date (as of May'24) there is no cooking gas and the dryers cannot be used. The owner has provided an ongoing rent concession which is fair + double burner hot plates, but would prefer to have access to the stove and dryer if that were possible - We have found 3-4 cockroaches in the apartment at different points over a few years and seen 2 dead cockroaches in common spaces such as elevator / stairway (promptly cleaned up). After the 1st time, we set out bait and have found a few more dead ones. - Extremely strict requirements about moving in / bringing in any large pieces of furniture. We nearly had to reschedule our move-in date even when using a highly qualified mover due to a concern about the insurance clause
