Invest in maintaining the interior of the building to match its exterior appearance, particularly addressing ongoing water damage in the hallways. Ensure apartments are professionally cleaned before new tenants move in. Most importantly, improve responsiveness to tenant concerns—raising rent without resolving basic maintenance issues drives good tenants away. Better communication and follow-through would significantly improve tenant satisfaction and retention.

Safe, quiet neighborhood. Responsive super for the most part. Elevator, gym and laundry.
Cons
Extremely cheap finishes. Paint chipping and mold/water damage in closets. Intercom system doesn’t work in some units. Cracks in ceiling. Low water pressure. Management doesn’t respond quickly to issues.
Advice to the owners
Stop raising rent when there are so many issues to the apartments
