Literal Garbage Pit.

Pros:
One of our porters is nice and helpful.
Cons:
This place is a disgusting garbage pit that is infested with roaches and not well maintained. Super wants to be paid bribes to do anything.

Get a new super.

Overall good apartment

Pretty clean, pest-free, maintenance requests are answered in a timely manner, safe area, doormen are friendly, trash gets taken out in a timely manner, most neighbors are friendly
Cons:
Construction noise from next door can be loud in the morning, and noise very easily travels from the hallway inside the apartment

We signed a lease here in July 2022 for two years right after finding out the building had been purchased by RCR This building had a troubled history and the rental agent assured us that things would improve under RCR. Proving not to be true. In under one year, we’ve had two apartment fires in apartments undergoing renovations, our hallway corridors have been primed for four months but not painted, our apartment door is painted halfway down ( going on four months)our apartment number is on a yellow sticky note, the passenger elevator has been broken down for a month ( we’re on the 15th floor) with no repair date disclosed. We’re paying market rate Look elsewhere and don’t rent from an RCR managed building, especially at 98 Riverside Drive.

Location is fabulous, big apartments, lots of closets.
Cons:
Hallways are a mess, general lack of care by management. Old, crabby staff.
Advice to owner:
Invest a few $$, you are in a great location.
