Not worth the price

Pros:
Quiet and nice neighborhood. Building tenants are friendly in general building is kept clean by tenants.
Cons:
Maintenance is almost not existent. We have the guy from next door who only comes, if he shows, after hours or sends someone else to look but not actually do the repair. Damage can be left for months without repair. He also plays favorites with the tenants somewhat in a discriminatory manner Rat problem with pockets of rat feces in walls and other spots. Packages are left in hall so can go missing. They promo as a 'Luxury Building" but have no amenities. Heat and hot water go out a few times a year. Tenants tend to move out in a year or less if the pay full price. Security is not good as the buzzer is always broken so tenants let everyone in-- if you have children this could be concerning.
Advice to owner:
Get a better handle on the maintenance staff, both in the building and at the main company. It actually cost more not fix things then just to repair right away. And do a quality job when repairing - come and check the work to see that either you are not getting what you pay for or you are just doing a poor job.

Great building if you are in one of the new apts.

Pros:
The renovations on the apartments are well done: the layouts are great and the price for the area was reasonable when I first moved in. The management is very responsive if you are in one of the new, renovated units.
Cons:
The heat is not great; it’s poorly calibrated throughout the apt. Lots of calls to the management about it. I moved recently to a new place (not bc of the heat) but from 2018-2021 it was not good: some rooms barely had heat, and others were just okay. By the end, I had a space heater going at all times. The building also has a classic two-track treatment of tenants going on: if you are in a new, renovated unit, you get responsive treatment. My sense is that the un-renovated, rent stabilized tenants do not get great treatment. I also moved in while they were doing major renovations in the building (lobby was actively being worked on and the elevator was being replaced). Because of this, I had a slightly lower rent than what a similarly sized unit would fetch in the neighborhood. After I had been there one year, they moved my rent up $250, a big leap. This was somewhat acceptable, but I confirmed that this would not be a typical rent raise and the management said it wouldn’t be. The next year, they jacked it up again, another $250. I was a model tenant: always reported any water leaks around the building, took care of the lobby, mail management, started a Facebook group for the tenants, etc. None of that mattered; the old saying, landlords like to keep good tenants did not seem to apply at all, and the second rent raise left me with a bad taste in my mouth. I moved out a year later. All in all, I would recommend the building and the management, but don’t expect any “above and beyond” tenant behavior to get you anywhere.
Advice to owner:
Fix the heat. Value your tenants. This is more than an income-churner; this is a home for human bejngs. We have a community here and many of the tenants care deeply about the property. Reward that. Life is too short to have a bottom-line attitude all the time. :-)
