Pros:
Not too big. Good location, nice size units
Cons:
Cleanliness. The management doesn't seem to care. The hall floors have not been stripped and cleaned in decades, the halls look dingy and dark. Trying to get anything fixed in your unit is a chore and even then it's done on the cheap. No intercoms. The building needs some serious tlc. No amenities at all, none. Bedbugs! No super for months. The boiler is always being repaired, meaning no hot water frequently.
Advice to owner:
Sell, or invest back in the building. You have competition in the neighborhood now.

Good super, doormen (most of them), and building staff
The people are nice

They can make the lobby nicer
Some apartments have gas issues
Advice to owner:
Some of the doorman are awesome and some are not that helpful or good at their job

The neighborhood. The closet t space. The 24 coverage at front door
Cons:
Building intercom not working. Apt. Doorbell inaudible.
Because of Covid there are soooo many packages being delivered. Instead of them being placed out of sight in a central area they are all over the lobby

Laundry room stinks. Dark hallway. Poor maintenance
Advice to owner:
Fresh paint. Make all tenants put rugs on floor via a deposit system
