Pretty good building, responsive Super.

Pros:
The elevator in the building was larger than most and always worked. Common areas were kept clean and my apartment was pretty quiet (outside of the concert pianist who lived down the hall—luckily he was very good).
Cons:
There was a period of time when trash removal became an issue and as a result I saw cockroaches in the basement and even a few in my unit. I later learned that the super had passed away rather suddenly. Once the new super was hired the issue resolved. Bathrooms were outdated.
Advice to owner:
Update the bathrooms

Pros:
The on-site superintendent (Sammy, I pray they keep him there) is a very responsive, good natured, yet professional and hard working person. He is harmonious and expects people in the building to be courteous. He is very involved when there is packages stolen from the building like during the holidays, as there is no doorman even though there is security footage.
The heat and regular pest control are fine. The building is old but in a highly safe and quiet low traffic area despite being crammed next to two major avenue streets.
Many quiet single professionals in the building.
Cons:
The lobby could be renovated a little better since it is starting to show its age but it is very clean otherwise. The dryer and washers on the lower level (there is only two of each) do not always work perfectly and sometimes the dryer does not get hot enough or the washer will eat your socks.
Advice to owner:
Please consider renovating the elevator.

Hallways are a little dingy but the units are nice
Street noise can be loud and being surrounded by businesses and traffic means loads of dirt coming through windows
If you live on the top floor that’s where the steam comes out, causes paint bubbling

Stay away- overpriced, terrible, and mismanaged

Close to grand central
Cons:
Very old building, window views are of walls 10 feet away, no sunlight. May as well be tenement housing but in the 21st century.
Unresponsive management which will charge you late fees for paying rent on time and then demand you go in person to get the fees back- absolute scam. When you call the real estate office (Solil) the secretary will tell you “Solil does not work with email” and everything must be done in person.
No appliances- if you want to install anything (air conditioner, temporary dishwasher) property manager will either tell you “no” or force you to pay a monthly fee- funny how that works when the appliance is your own and you’ve installed it yourself.
Extremely small, expensive, and the real estate office is convinced you’re getting a good deal (and will tell you so).
Elevator breaks once a week.
Only two washer/dryer units for the entire building (8 floors total).
No ventilation in any room, and bug nets do not keep bugs out at all. Additionally, vents connect apartments together- if your downstairs neighbor is smoking, has a dirty bathroom, or even is showering (musky bathroom smell), you smell it very clearly and there’s nothing you can do about it.
I see the exterminator come very often- seems a lot of people have problems. Management insists “there’s never been an infestation in the building”- absolute lies.
Mailboxes are all broken, anyone can see into your mailbox between the doors.
Can’t throw out garbage anywhere except the basement.
Shower takes ~5-10 minutes or more to heat up, kitchen sink cold water is not cold until running for 10 minutes or more of running.
Additionally, not only did landlord not offer any incentive for COVID, but also wanted to raise the rent without negotiation- absolute clown.

Constantly seeing people moving out because nobody wants to live here, prices keep dropping further and further for each apartment. Don’t know why anyone would choose this building over same (or lower) priced luxury rentals in the area, stay away.
Advice to owner:
Bulldoze the building and rebuild, or make it cheaper ($1000 a month or less per studio). Even with renovations you’ll still have the issues of the vents (can smell every apartment), the water (long time to heat up/cool down), and the electrical wiring/system that might as well have been built before WW1.
You’ll never get anyone to move here under the new market, especially with falling RE prices. Moving out and never looking back, hope management’s leverage isn’t too high on this place.

Nice building but the property management company are impossible to reach

Pros:
Kept very clean, especially in the garbage area. Never saw any signs of rodents or bugs.
Cons:
Getting any information/response from the property management company was borderline impossible. When you would, you’d get conflicting information and no follow through.
Advice to owner:
Communicate with your tenants!

Super is friendly

Everything- unresponsive management, super ignores texts for repairs/maintenance, unreasonable garbage policy (can only throw items out certain days), bedbugs, rats, only 2 washers + dryers for the building which don’t work. Looks and feels like tenement housing- whatever you’re paying it’s not worth half that price.
Advice to owner:
Sell the property, you’re too cheap and greedy to be an owner.

Close to the subway
Cons:
Terrible management company (solil) - crooks who will not give back your security deposit and charge sneaky late fees when rent was paid on time.
Mice and cockroaches galore. Super would put down glue traps that never caught anything AND we hired a private exterminator and still managed to kill/catch at least 4 mice in our kitchen on our own.
Not enough laundry for the amount of tenants.
Building is old.
Heat is way too strong yet no A/C unless you install it yourself.
Super is rude and will yell at you.
Apartments are tiny - they convert a studio to a 2 bedroom and then charge you for the wall that they put up
Old/dirty appliances.
Very difficult to communicate with the management company.
Advice to owner:
Stop being crooks and scamming your tenants, respond to your tenants requests, and do something about the pest problem once and for all
