Solid building, Responsive Management

Pros:
The building is well maintained and they are responsive and helpful with maintenance requests. We’ve had no issues with bugs or rodents. The doormen are all very kind and have been working here for many years.
Cons:
The elevators can be very slow and the AC turns on June 1st and off October 1st - there are some days outside that are quite hot.

Great location, near so much transit and hot spots in the city. The staff is amazing an responsive. package room.

Cons:
Everyone is fleeing because they keep jacking up the rents an unreasonable amount. There are mice all over the place and no floor is too high for a bug problem

AC/heat and water always worked, building is clean, and doormen and handymen are efficient and nice.
Cons:
They allowed people to smoke cigs INSIDE their apartments, and the smoke smell would come through the vents and stink up my entire apartment. I asked the property manager and doormen if they could ask them to stop but they said they can’t tell people what to do in their apartments, even though I’m pretty sure this is a smoke free building? The property manager said he’ll ask them to stop but it never did.

We had a friend (rat) visit our apartment sometimes through the vent behind the sink. I reported it to the handyman, and he insisted on only putting traps to catch/kill the rat instead of blocking the vent where he came from. I kept asking him to just block the source as I’m sure other rats would continue to come even if he killed one, but he wouldn’t. So I had to figure out cover the vent myself which solved the problem. Also saw a rat in the laundry room once but the handyman killed him on the spot. He’s so brave

Walls are thin like most NYC apartments so you can hear everything. If your window is facing the ground floor patios, you can always hear when those units are out on their patios and it would get loud sometimes.

Sometimes you’ll get a split second of brown water from the sink or shower. It’ll resolve itself after a second but not a fun surprise as you’re in the middle of rinsing your mouth with said water.

People on the 2nd floor reported cockroach infestations.
Advice to owner:
Figure out the vermin issue and respect the tenants wishes when they ask you to block the source of rats entering the apartment

I can't speak highly enough about the doormen of this building. There have been no pests that I've seen. Good location, near Grand Central and not too noisy. Plenty of washing machines/laundry. Things are clean, quiet, and respectful. Love the building and would recommend to friends.
Cons:
Rent collection- the rent is collected via checks dropped in a lockbox. It's archaic, inconvenient, and prone to issues. My neighbor told me they misplaced not one, but two of her rent checks that were dropped directly into the lockbox the building provided. Management took ages to respond so they couldn't get it resolved until three months had passed. Furthermore, in some units that are advertised as three bedrooms, it's really more of a flex three with a frosted glass sliding door separating the living room from the "third bedroom." Keep this in mind and definitely tour the apartment before signing, as there is virtually no privacy in this "bedroom" and I suggest knowing what you're getting into beforehand.
Advice to owner:
Update your rent collection - allow residents to pay rent online. It's much faster, easier, and there's a better paper trail than having to go through the banks. Also, since there are a lot of young people living in the building, it's easier for them as they are totally used to digital payments.
