Unkept and Uncaring

Pros:
Hot water is good and the location is good.
Cons:
There are a lot of bugs regardless of it the exterminator comes. The landlord and super will not respond unless you keep calling.
Advice to owner:
Clean up the place

Roomy Apartment, Rude Super

Pros:
- quiet if you have an apartment in the back - lots of space - updated appliances in kitchen including dishwasher - hardwood floors - good storage - pretty good natural light - laundry in building
Cons:
- no control over heat (even with radiators closed, apartment is so hot in winter) - shower is temperamental (temperature extremes change while you’re in shower, pressure changes) - toilet is a dinosaur, always running, need to hold for 5 seconds to flush - no fan in bathroom so paint peels and mold forms on ceiling, even with window and door open - wine bar right next to apartment is always SO LOUD - wine bar always has some sort of construction going on, LOUD - have had roaches and tried to contact exterminator but was a whole complicated process - garbage area is always a wreck with mice and flies -when we moved in, things weren’t working or set up correct - doors don’t close very well (front door even with lock is loose, bedroom door locking issues) - paint over outlets - have shut off our water before with no heads up
Advice to owner:
Make updates to the bathroom that will last, hire a new super who will be communicative and kind and easy to contact, fix water issues and heaters

Clean, but not worth dealing w property managers

Pros:
The building was clean (I never saw a single bug), the location is incredible, there is an elevator, heat was perfect, shower + water pressure were great
Cons:
No fan in the bathroom, loud courtyard due to wine bar’s outdoor seating, the landlord is not responsive, and the property managers are impossible to get a hold of and it took months to get our deposit back after threatening with a lawyer
Advice to owner:
Get a responsive landlord and communicate better with your tenants.

Decent super, slow and stupid landlord

Pros:
Building is decently maintained. My units gets lots of sun. Hot water and water pressure is good. Elevator and washer dryer are reliable. Super is decently reliable
Cons:
Windows facing into center of building have a restaurant courtyard to deal with. Is quite loud until 11pm when they close. The landlord is incredibly unresponsive. They will ignore several emails at a time.
Advice to owner:
Hire better property managers who actually respond to their email
