Safe , comfortable building with door man

Turtle Bay Towers depends on your shareholder

Pros:
-unique spaces which can sometimes be good value depending on shareholder your subleasing from
-doormen, porters, handymen and resident manager are all incredibly warm and great people
Cons:
-Major updates to co-op mean that all units are without cooking gas or any in-building laundry until fall of ‘23 earliest (please ask landlord or agent about this)
-Missing other standard amenities of other doormen buildings, like basic gym
-interview process is lengthy and protracted for many. Not something many want to deal with in already stressful apt search process in NYC
-because it’s a co-op you’re technically a sub-letter, leading to some “second class” sentiments in building
Advice to owner:
Communicate to tenants the ongoing major renovations and updates that are deceptive (laundry, cooking gas, elevator outages) are fundamental and subletters have limited rights renting within a co-op.

Pros:
Staff are very nice and courteous! Public spaces are sanitized and super clean. Apartments have super high ceilings. Floors are concrete and can barely hear my neighbors except when wearing heels or have heavy feet- which I don’t mind. Depending on your neighbors, it’s pretty quiet. Most apartments have great views! The area has good and cheaper options for delivery.
Cons:
Depending on each apartment, some might need updating. Walls are relatively thin but our neighbors are very quiet and considerate. Some neighbors will have a balcony, make sure they are not wild party people. If you’re looking at the higher floors of A, B, W or V line be aware that it might be beside rooftop of e 45th and e 46th corner 2nd avenue buildings and they tend to party all night long during the summers (especially e 46th corner 2nd avenue- this rental building is horrendous with taming their tenants on the rooftop).
Advice to owner:
Maybe talk to your neighboring buildings since the best apartment views are facing noisy rooftops.
