Good Budget Building but Needs Major Improvement

Pros:
Small, quiet neighbors, great rent for the area, close proximity to all stores and grand central. Great location.
Cons:
This is a good budget building in a great location. The building itself could be better maintained. The garbage is kept in the lobby and the hallways are dirty. Heat is not the best, sometimes roaches, one of my pipes was leaking brown water for a while, the front door doesn't lock. Management is responsive when there are problems. Quiet, respectful neighbors. Only mini fridge and units are tiny. While the building could use major improvements, this is a decent living situation for someone looking for their first apartment in a good location.
Advice to owner:
update cleanliness protocol, I'm sure you wouldn't want to live in these conditions either

Decent building in great location

Pros:
Quiet area, respectful neighbors, on a sunny tree lined block, great windows, and nice sized closet.
Cons:
Poorly maintained by super, could use renovations, broken intercom for front door, and Apts only have mini fridges.
Advice to owner:
Would advise taking a more proactive approach in maintaining the overall upkeep of the building.
