Decent prices, but unresponsive management and slow maintenance

Pros:
The price is okay for the current market.
Cons:
The management and super are rude, unresponsive, and generally unhelpful. The maintenance guy is really nice but he is at the whims of the super, who is never on your side. They may attend to your issues, but not after significant nagging, and they leave jobs half done. Pray there are no significant issues with your place. If there are only minor problems, you can probably deal with things on your own and survive.
Advice to owner:
Hire a new super and attend to tenants' issues more promptly. Clean the place and make sure there are no issues before a new tenant moves in.

Co-op renting to randoms

Pros:
Location was nice, block is tree lined and off the busy midtown aves. Right on 2nd Ave, tons of bars & restaurants.
Cons:
Management was horrendous, super is a nice guy but scams you into using his friends to do work, otherwise it'll be "reported to management".

People who work in the building are great, spacious apartments

Creaky floors can hear neighbors above and feel bad for those below

Laundry in building, respectful neighbors and quiet neighborhood.
Cons:
Management could be more timely. I had a few mice but after covering all holes with steel wool haven’t seen any since.

Pros:
Laundry room is clean and 4 w/d. Garbage is always taken care of and neat. The building itself is clean.
Cons:
Units vary some updated some not, I did not live in an updated unit and we did occasionally have mice. Electrical was not updated, fuses - I believe they are all getting updated now.
Advice to owner:
Plug holes in the apt so mice cannot get in.

Solid apartment and area, leaves some things left to be desired

Pros:
E 56 is a quiet street so never concerns about horns or traffic. Clean, convenient neighborhood located close to big department stores like Home Depot Bed Bath Beyond etc also a Whole Foods which is convenient. No roof access but close to the East River Walkway and also Central Park is ~0.6 mi away, great for summer picnics or even casual jogs. Access nearby to good subways and also the M15SBS for east side access.
Cons:
No central air, and many of the units have living rooms with no windows available which means it gets HOT and stuffy 6 months out of the year. Super also turns the building controlled radiator on any time it drops below 50, so it could be perfectly temperate May weather but if a rainstorm comes along for a day all of a sudden your bedroom is spitting out heat. There were a few cockroaches and a mouse in the initial months we moved in (however the building does have an exterminator on call for no additional charge in this situation); no pests after the initial few. Our unit was fine in quality although definitely older wood floors, certain spots just creaked and gave in a little bit anytime you walked on them. Makes home workouts difficult and I’m sure drove our downstairs neighbors crazy. Refrigerator also made super loud buzzing sounds our final 3-4 months.
Advice to owner:
Owner is renovating the apartment after we move out, which may fix several of the above issues. Because it’s a Co-op I also think there’s considerable variability between the quality of the units. Also advise super to be less trigger happy w the heat.
