Good building if you can afford

Pros:
The building is located in a great area where you have grocery stores nearby to fitness centers to various restaurants closeby. The building itself has good apartments with good amenities.
Cons:
Expensive and the air conditioning is an issue as its turned off during the summer months and gets turned on also late.

Make air conditioning controllable by the units itself

The most AWFUL MANAGEMENT

Pros:
The doormen are great, they were one of the main reasons I felt good coming home. Rafael is the best. The units are spacious and location was convenient for us. Received deposit within 2 weeks (this was shockingly surprising). I was expecting for a fight to get the security deposit back.
Cons:
Do yourself a favor and save yourself stress. The management company (Solil Management) will seem super nice and easygoing during contract signing in the office. They will joke with you and make the whole process easy. However, the moment the papers are signed and payment is revived, they will be extremely difficult to get a hold of if you need anything. I was refinancing a home that I own elsewhere and needed a letter from Solil stating that I pay my rent on time. It took me several months to get that and it was the most frustrating experience. They will tell you that they emailed you but you will not receive it (because they didn’t actually email you what you need). They will send you a test email which you will receive but the moment you need the actual document it will not come. They even have a gmail email to pretend like they’re trying to help you and email from a different server. They will be super nice and seemingly promising to help on the phone but they will never follow up on what you needed. I was so desperate to get a document from them, I asked if they can fax it (they said they can’t fax it), I asked if they can take a screenshot and email me, they said they’re not allowed to do that. I asked if I can come into the office to pick it up, they said they’re remote (was during Covid), I asked if I could send a messenger service, not allowed. They had 1 person a week who came for 2hrs for the mail and I had to chase so that person could email me the document. I eventually received it after countless voicemails, emails, and phone calls.

The apartments are nice and spacious however the quality of apartment renovations is extremely poor. The floors began warping within months to the point where we had inches of gaps between the floor and baseboards. They would not fix it. The building has mice issues (even though we had a very clean home). The AC will not work. You will have to get a window unit.

When we first moved in, they said they had to check our closet because it was causing some issues to the unit below. They made a huge hole in the wall and didn’t repair it until almost a year later. I had to cover it with a cardboard and tape.

During the peak pandemic, when the city was at it’s lowest and every landlord was giving concessions and rent decrease, Solil raised rent for everyone in the building. Supposedly almost 70 units moved out. For a lease renewal, they were planning to increase our rent from $5,500 to $6,300 or something around that. We eventually fought to lower the rent based on all the evidence that we collected.

Avoid low floors!

Pros:
Great doorman staff, building feels safe. Apartments are very spacious.
Cons:
Apartment was absolutely infested with roaches. We saw them daily and they kept coming back no matter how many times they sprayed for them. Our apartment was dark and our neighbors smoked constantly.

The building has ample heat, nice doorman, laundry facilities that are ample. Units are large with few issues, maintenance is responsive

So nice to live here. Mice in basement but then they got a basement cat and mice went away.
