Pros:
Cute, cheap, great neighborhood
Cons:
The super refuses to fix anything and I’m not sure the owner cares at all.
Advice to owner:
Change your maintenance because your building is about to fall in on itself

Besides being close to subway there are no pros
Cons:
Huge pest control problem! Roaches crawling out of drains/any openings in apt. Heat is always broken or on full blast, there is no in between. It’s either 50 or 90 degrees in the apts during the winter. Radiators leak into other apts and from other apts all over furniture. Water only stays warm in shower for short amounts of time. There is some sort of electrical issue so lights burn out very quickly, am constantly having to buy new lightbulbs to replace. Entry way to building is never cleaned & always looks a mess, same with trash area. Appliances are at least 20 years old & oven turns itself off while trying to cook. Buzzers brake often & landlord never responds. Not allowed to speak with or given any contact information from building owner.
Advice to owner:
Renovate & stop charging so much for such bad conditions.

Nice windows, was cheap at the time, and very soundproof.
Cons:
Absolutely infested with mice and roaches (apartments and hallways), garbage never cared for, buzzer never worked, all hot water in apartment connected so if you're in the shower no one can use any water for fear of being burnt. Ceiling caved in due to water damage during rain because of backed up gutters and super took 11 days to fix it, never allowed to talk to the landlord, numerous days of no heat and hot water left unfixed, power would randomly flicker in the whole building and the super seemed unconcerned. Refused to install a door so wasn't a 1-bedroom. The rooms are tiny, with half-broken appliances.
Advice to owner:
Condemn this place and don't upcharge people like you have post-covid!

Pros:
There isn’t a lot to like about the building. Maybe big windows?
Cons:
Horrifying number of cockroaches. Rats came in through holes in the floor around the radiator. The gutters were never cleaned and water backed up through the ceiling and poured all over the bedroom. The super was borderline non-responsive to most problems and only arrived if you continually pestered him. A homeless man was consistently let in to sleep in the foyer. The front buzzer never worked so packages could not be delivered.
Advice to owner:
You need to gut and renovate this entire property. It’s absolutely appalling.
