Horrible Owner, Poor Management

Pros:
Convenient to subway, nice size apts
Cons:
POOR management - owner is completely unreachable
They also raise rents by 30-40% without proper notice and do not negotiate. Completely unreasonable. Horrible owner who violates the law.
Advice to owner:
Reasonable rent increases, follow the law, be more responsive to tenant concerns. We are people, not your passive income.

Great Location, Big Units, Horrible Management and Maintenance

Pros:
Great location, close to subway, central park. Dog friendly with many other responsible dog owners in the building. Walls are thick (because it's an old building) which is great for privacy. Units are larger than average due to it, again, being an old building.
Cons:
Unit was in less than fair condition when I moved in (oven didn't work, some cracking drywall in the bedroom due to a leak that was never repaired, etc) but the management and super insisted that the unit was AS-IS. When I asked about these things they were never addressed and it was a "take it or leave it" situation. Since living here the management has increased the rent by 60% over two years with no improvements made to the building or units. Super is kind but very busy.
Advice to owner:
Upgrade units so that they are actually competitive with the rent you are charging

Bad upkeep, not clean common spaces, constant turnover of super. Not a live on. Very loud ambulance noise all through the night

Clean common space and hallways regularly

Kind of dirty. Sometimes see roaches and mice. Homeless people right in front of the building Water goes out in the building often. Windows don’t work well. Issues with appliances. Trash builds up on every floor. Laundry room is dirty

Not a good apartment building

Okay location. Very congested as it is across from Lenox Hill hospital
Cons:
There were homeless people using the lobby as a bathroom and place to sleep (in the middle of a pandemic mind you). Management did nothing. Chronic roaches and mice despite the exterminator coming every month. The rodents must be overwhelming the building. No intercom for several months to let people in. No less than 45 coats of paint in the apartments that is peeling and very unsightly. Broken windows that leak all the time.
Advice to owner:
Better pest control.

The location is great for access to the subway, Central Park, and restaurants.
Cons:
Very serious rodent and roach problems in the apartments. We were told the windows were new when we moved in despite the fact that they looked dirty and half of them did not stay open. One nearly decapitated me. The trash room on each floor is like a life sized game of Tetris. The laundry room is absolutely filthy and often filled with roaches or mice. Standing room only in those things. The bathroom light exploded in the middle of the night, which leads me to believe there are serious electrical problems or the place is haunted. Finally, the local homeless population began using the lobby as a public restroom and motel. Nothing says let’s tackle the day like jumping over puddles and bodies on your daily commute. Management couldn’t care less about all of these issues. We moved out after on year and struggled to get our deposit back for over a month.
Advice to owner:
Take a long look in the mirror, preferably one of the cracked ones in the bathroom, and ask yourself “why?”
